Last of the Grade A Prime Office Space in Glasgow is Up for Lease

The last of prime office space in Glasgow is up for lease according to the property agent Cushman & Wakefield. As per reports of the property agent, one entire floor at the Capella development has been put up for offer.

In addition to 11,000 sq ft at Capella, about 118,489 sq ft of office space qualifying as Grade A space is about to come up. 116,978 sq ft that is on its way to completion under the G1 development plan in Hope Street situated George Square and Copenhagen Building.

It has been reported that once this development is completed there are no more Grade A offices that will be complete by 2012. This makes this development a golden opportunity for the tenants, who want quality office space for about £26 per sq ft.

The current focus of Cushman & Wakefield is one encouraging businesses to make use of this opportunity before the prime office space availability starts decreasing and the rentals start increasing. According to the property agents, 2010 is the period of stability for the office space market, although the growth is yet to pick up.

Though there is not much growth in these areas, it can be safely said that the worst is already over. According to consultant FG Burnett, Aberdeen has reported a high level of activity in the area of office space. The rising activity is a clear marker of recovery of the overall office space market in Glasgow and Edinburgh.
